Real Estate is Hyper-Local

There are hundreds of reasons to hire a full-time real estate agent that is excellent at what they do, and I personally believe that the Atlanta market has a lot of very good options for consumers when it comes to agents. Today I want to focus on the ways a great agent can advise on the micro-communities within a large Metro market. Here are a few examples in North Atlanta:


  • Sewer system intricacies. Many of North Atlanta’s residential properties were developed in the Mid 1900s, and with it, the sewer systems. Did you know that some of Sandy Springs inside the perimeter is actually on septic? There are also a handful of neighborhoods developed with clay terra cotta sewer lines, and others where a good portion of the lots have “party” sewer lines where you end up sharing portions of your line with your neighbor.

  • The Chattahoochee River cuts down from Johns Creek & Peachtree Corners to Roswell, Sandy Springs, & Vinings… much of it on steep ridgelines. This greatly affects the likelihood of foundational settling and many homes in the area have added structural support beams or helical piers since their house was built in the late 1960s or early 1970s.

  • Traffic Patterns! ATL is infamous for our traffic, but many don’t understand that East/West and North/South in the Metro are NOT the same.

  • Fresh off of Hurricane Helene, many unfortunately have a more intimate understanding of the flooding patterns of Nancy Creek and Peachtree Creek. This is crucial to understand when looking at the neighborhoods in Buckhead and Sandy Springs.

  • There are some pretty sizeable differences in City and County municipalities on permitting, tree work, water & trash, and taxation. These obviously has massive implications for what you can do with your property (with this Christmas bonus, the Grizwolds are putting in a pool!) and the ongoing cost of homeownership.



  • Differences in social dynamics of public and private schools, youth sports leagues, and other organizations beyond what’s on the internet or a 1-10 numerical school ratings.

  • My extremely biased personal ranking of restaurants, especially sandwich shops (IYKYK). Give Big B’s Fish Joint a try if you haven’t ever dined there!
